Sellers must complete our mandatory verification process to list properties. Providing false information may result in immediate account suspension.

You agree not to use the platform for any unlawful purpose or to engage in any fraudulent activity. This includes posting false listings, spamming users, or attempting to circumvent our security features.

All communication on the platform must be professional and respectful. Harassment of any kind will not be tolerated.

Listings on Bhumikaa must comply with the Real Estate (Regulation and Development) Act, 2016 (RERA) and respective state rules like TS-RERA (Telangana) where applicable. Sellers warrant that any registered projects display valid RERA numbers.

Bhumikaa is an advertising platform and does not independently verify RERA registrations or title clearances. Buyers must independently verify listing information on official government RERA portals (e.g., rera.telangana.gov.in).

We reserve the right to remove any listing that violates legal guidelines or policy declarations without prior notice.

The Bhumikaa platform, including its logos, design, and software, is the property of Bhumikaa and is protected by copyright and other intellectual property laws.

Bhumikaa is a platform that connects buyers and sellers. We are not a party to any transaction between users. We are not liable for any damages or losses arising from your use of the platform or from any transaction you enter into.

We reserve the right to modify these Terms at any time. We will provide notice of any changes by posting the new Terms on this page. Your continued use of the platform after such changes constitutes your acceptance of the new Terms.
